Airbnb’s Own Cover - Host Guarantee

Limitations:

Doesn’t cover wear and tear.
Doesn’t cover valuable items (art, jewellery, antiques).
Doesn’t cover cash, pets, or shared/communal areas.
Airbnb decides whether to pay out — it’s not an insurance contract.

Host Protection Insurance

Airbnb provides up to $1 million / £1 million liability cover if a guest is injured or their belongings are damaged during their stay.

Limitations:

Only covers bookings made through Airbnb (not direct bookings or other platforms).
May exclude certain situations (e.g., deliberate acts, some accidents).

Not a substitute for full public liability insurance.

Holiday Let Insurance

What it provides (beyond Airbnb’s protections):

Legally regulated insurance contract (so you have rights under UK/EU insurance law).
Buildings cover – for fire, flood, storm, subsidence.
Contents cover – all furniture and appliances.
Public liability – not limited to Airbnb guests, covers anyone (including cleaners, delivery people, tradesmen).
Loss of income – if your property becomes uninhabitable (e.g., flood before high season).
Accidental damage by guests – usually more comprehensive than Airbnb’s guarantee.
Flexibility – covers direct bookings, multiple platforms, or word-of-mouth rentals (not just Airbnb).

In summary

Airbnb’s cover = a nice bonus, but it’s limited, doesn’t cover buildings, and only applies to Airbnb bookings.
Holiday let insurance = full protection, covering all risks whether you rent through Airbnb, Vrbo, Booking.com, or privately.

In summary

Airbnb’s protections are limited, only apply to bookings through Airbnb, and aren’t legally binding insurance.
Holiday let insurance is comprehensive, regulated, and protects you across all platforms and direct bookings.
